Tracking asking price changes in South Australia

DropBee is an independent tracker of asking price changes on Australian property listings, for sale and for rent. It records each listing's first asking price and every change after that, so you can see which properties have cut their price and by how much.
A price drop is when the current asking price is lower than the first asking price we recorded for that listing. For example, a home listed at $1,000,000 and then advertised at $950,000 has a $50,000 (5%) price drop. When a seller raises the asking price, we record a price rise.
From publicly available listings on major Australian property websites. DropBee is not a real estate agency and does not sell property.
We check listings every day. A price change usually appears on DropBee within a day.
The asking price is what the seller advertises. The sold price is what the buyer pays. DropBee tracks asking prices. The Asking Price Gap Index compares the last asking price with the sold price where the sold price is public.
Not by itself. A price drop is a change to one listing, often because the first price was too high or the seller wants a faster sale. Median sold prices are the standard measure of area trends, and they count all sales, not only listings that cut their price.
Common reasons are low buyer interest, a first price above the market, a change in the seller's plans, or a need to sell faster. A lower asking price can mean the seller is open to negotiation.
The property was taken off the market and then advertised again. A relisted property often comes back with a different price, and DropBee keeps its earlier price history.
Days on market: the number of days since the property was first advertised.
